• All applicants must be 18 years or older
• All adults (18+) living in the unit must submit an application
• Valid government-issued photo ID required
• Long-term guests must be approved

• Household income must be at least 2.5–3x the monthly rent 
• Income may be combined for all applicants
• Acceptable income includes employment, self-employment, retirement, or other verifiable sources 
• Income and employment will be verified

• Credit and rental history are reviewed for all applicants
• Past evictions, unpaid balances, or serious lease violations may affect approval
• Not all credit issues result in denial; applications are reviewed individually
• Lawful source of income is accepted in accordance with Colorado law 
• Background screening will be part of the application process
• Meeting minimum criteria does not guarantee approval 

• No Pets Allowed
• All Properties are Non-Smoking (this includes tobacco, marijuana, vaping, etc.)

• A security deposit and last month rental amount is required prior to move-in
• Application fees may apply
• Deposit and fee amounts may vary by property and unit
• In compliance with Colorado law, Security deposits are refundable, less lawful deductions, and     returned as stated in the lease 
• Full details are provided during the application process

• Tenant(s) will be responsible for: Gas / Electricity / Television / Internet / Phone
• Landlord will be responsible for: Trash / Water / Sewer
